Our leasing portfolio emphasizes on location in central Tokyo; 95% of our portfolio is in Tokyo's 23 wards, and 84% is in the Tokyo CBD. (As of March 31, 2021) Proximity to major train and sbway stations is one of the key conditions for a prime property, and being located in such areas is one of our portfolio's strengths. In particular, the Tokyo CBD is designed as a district with a high concentration of office buildings, and strong and stable demand is expectd in this district into the future. Therefore, we will further enhance our competitive strengths by actively acquiring developments sites in this district.

Space free of pillars or columns to afford layout flexibility (standard floor)

A standard floor of the building is a space free of pillars or columns with a ceiling grid system and other features that make it an efficient office space with a high degree of flexibility in layout. Most of the standard floors in our building are large spaces free of pillars or columns. We provide highly efficient office spaces with layout flexibility to meet the needs of individual tenant companies, such as consolidating multiple offices onto a single floor and creating open space that facilitates internal communication and enhances employee creativity.

Structure with seismic isolation and/or vibration control + enhanced BCP

Our buildings are equipped with latest counter-disaseter features for the safety of our tenants. 99% of our portfolio meets or exceeds earthquake-resistance standards that took effect in 1981, which is a key yardstick for earthquake safety, and approx.80% of the buildings we own are structured with a seismic isolation system and/or damping system. In addition, we have enhanced BCP (business continuity planning) features with emergency generators installed in approx.70% of the buildings we own (100% for buildings completed after 2001) as power outage measure, as well as disaster-ready Central Management Center run directly by the Company to promptly respond in case of emergency 24 hours a day, 365 days a year.
